Moderate expansion in the housing market, higher growth in Budapest
In the first three quarters of 2019, 10,302 new dwellings were built, 0.8% more than a year earlier. Based on issued dwelling construction permits and simple declarations, the number of homes to be built increased by 2.7% to 27,388 compared to the same period of 2018.
In the first three quarters of 2019, 17% more homes were built in Budapest. In towns of county rank and villages, the number of new dwellings completed slightly increased, while it fell considerably (by 18%) in other towns. In Pest County, the number of dwellings built continued to be outstanding, but decreased by 24% compared to the same period last year.
The proportion of dwellings built by individuals fell from 48% to 44%, while that of dwellings built by enterprises increased from 50% to 53%;
55% of homes were built for sale, 42% for own use and 1.6% for rent.
49% of dwellings put to use in new residential buildings were in detached houses, 43% in multi-dwelling buildings and 4.8% in resident’s parks.
The average floor-area of homes put to use decreased by 3 sq. m to 97 sq. m;
According to dwelling construction permits and declarations, the number of dwellings to be built grew by 2.7% nationally, increasing by 22% in Budapest and decreasing by 5.3% in county towns and by 12% in other towns. Builders used simple declarations in 45% of cases. This share was 6.6% in Budapest and increasing towards lower level territorial units it exceeded 92% in villages.
Based on new construction permits (declarations), 5.6% more, i.e. a total of 10,900 residential buildings are planned to be built, while the number of permits issued for non-residential buildings was 3,168, 1.8% less than a year earlier.
