In June 2026, rental housing prices increased. Compared with the previous month, rental fees rose by 0.9% nationwide and by 1.1% in Budapest. Compared with a year earlier, advertised rental fees were 5.2% higher nationwide and 4.7% higher in Budapest, and they exceeded the 2021 base period by 73% in both cases. As consumer prices stagnated, the level of real rents increased similarly to nominal rents: nationwide by 0.9% and in the capital by 1.1% compared with the previous month. Real rents were 3.4% higher nationwide and 2.9% higher in Budapest than in the corresponding period of the previous year, and 17% higher relative to the 2021 base period in both cases.

Compared with the previous month, the nominal rent level increased by 3.6% in the hilly districts of Buda, by 2.1% in the transitional districts of Pest, and by 1.0% in the inner districts of Pest. At the same time, nominal rents decreased by 1.3% in the other districts of Buda and by 1.5% in the outer districts of Pest. In annual terms, the growth of nominal rents was the highest in the hilly districts of Buda (5.7%) and the lowest in the outer districts of Pest (2.9%).

In June 2026, the vast majority (93%) of the advertisements observed concerned flats in multi-dwelling buildings, while 7.2% advertised detached houses. In Budapest, only 3.2% of dwellings for rent were detached houses. Forty-four percent of advertisements came from private individuals, and this proportion was 43% in the capital city.
