More new dwellings, declining construction sentiment
In the first quarter of 2020, 4,775 new dwellings were built, 30% more than a year earlier. The number of homes to be built based on issued dwelling construction permits and simple declarations was 7,032, 27% fewer than in the same period of 2019.
In Budapest 1,184 new dwellings were put to use, 29% more, than in the first quarter of 2019. The number of dwellings put to use increased in every settlement category: by 8.1% in towns of county rank, by 44% in other towns, and by 38% in villages.
The proportion of dwellings built by individuals fell from 45% to 43%, while that of dwellings built by enterprises increased from 54% to 57% compared to the same period in 2019.
48% of dwellings put to use in new residential buildings were in detached houses, 46% in multi-dwelling buildings and 1.5% in resident’s parks.
The average floor-area of homes put to use increased by 0.7 m2 to 96.5 m2 compared to the first quarter of 2019.
The number of dwellings to be built on the basis of dwelling construction permits and declarations was 7,032, 27% fewer than in the same quarter of 2019. About half (51%) of new dwellings are planned to be built in Budapest. With the exception of a slight (1.1%) decrease in Budapest, the number of dwellings to be built decreased significantly in all settlement categories: by 50 per cent in towns of county rank, by 41 per cent in other towns and by 36 per cent in villages.
Builders used the simple reporting option in 37% of cases. This proportion was lowest in Budapest (4.5%) and highest in villages (95%).
Based on new construction permits issued, 34% fewer, i.e. a total of 2,369 residential buildings are planned to be built. The number of planned non-residential buildings was 869, 12% fewer than a year earlier.
