Recovery, with strong territorial rearrangement

In the first half of 2021, 9,795 new dwellings were built, 13% more than a year earlier. The number of dwellings to be built on the basis of construction permits and simple declarations was 15,274, 22% more than in the same period of 2020.

The number of dwellings taken into use increased sharply in the capital and fell in rural areas. In Budapest, 4,532 dwellings were taken into use, almost three times more than a year earlier. At the same time, 30% fewer dwellings were handed over in towns of county rank, 19% fewer in other towns and 26% fewer in villages than in the first half of 2020.

The share of dwellings built by natural persons decreased from 45% to 28%, while the share of dwellings built by businesses increased from 54% to 71% compared to the first half of 2020.

33% of the new dwellings put into use in residential buildings are in detached houses, 64% in multi-dwelling buildings and 0.9% in residents’ parks.

The average floor area of dwellings put into use decreased by 13.5 m2 to 83 m2 compared to the first half of 2020.

In the first half of 2020, the share of dwellings built for private use was 42%, down to 27% this year, while the share of dwellings built for sale increased from 56% to 71%.

The number of dwellings to be built under construction permits and declarations was 15 274, 22% more than in the first half of 2020. The number of dwellings put into use contrasted with the number of construction permits, which fell in the capital and increased in rural areas. The number of dwellings planned for construction was 42% lower in Budapest, 72% higher in the towns of county rank, 49% higher in other towns and 77% higher in villages than in the same period of 2020. Builders made use of the simple declaration option in 67% of cases.

Compared to the first half of 2020, the number of dwellings to be built under permits and declarations increased in all counties. The number of planned dwellings nearly tripled in Hajdú-Bihar County and more than doubled in Somogy and Szabolcs-Szatmár-Bereg counties. One out of every four dwellings to be built is in Pest County, where the number has risen by 70% to more than 4,000.

Compared to the same period in 2020, the number of new construction permits issued in the country is up 58%, with a total of 8,566 residential buildings planned. The number of planned residential buildings increased in all counties. The number of planned non-residential buildings is 2,329 nationally, 21% more than in the first half of 2020.
