In April 2025, rents of dwellings to let increased by 0.9% nationally and by 1.3% in Budapest compared to the previous month. April rents were 7.7% higher nationally and 8.6% higher in Budapest than a year earlier, and 118% and 109% higher than in the base period of 2015, respectively. The real rent index was 27% higher nationally and 22% higher in Budapest than the 2015 base year, and rose by 0.8% nationally and by 1.1% in Budapest compared to March.

Rents rose in April in each of Budapest's district groups. In one month, rents rose by more than 2% in the Buda side, by around 1% in the transitional and outer districts of Pest, and by an even smaller amount (0.4%) in the inner districts of Pest. Over the past year, rents have risen least in the transitional districts of Pest (7.3%) and most in the outer districts of Pest (11%), while in the other categories the annual increase in rents has been around the capital average (8.6%).

In April 2025, the vast majority (93%) of the advertisements observed concerned flats in multi-dwelling buildings, with the remaining approximately 7% detached houses. In Budapest, only 3.3% of the dwellings for rent were detached houses. 42% of the advertisements taken into account nationally and 41% in the capital came from private individuals.
