In January 2026, the increase in rental fees continued: prices exceeded the previous month’s level by 1.3% both nationally and in Budapest. Compared to a year earlier, market rental fees for homes were 5.0% higher nationally and 5.1% higher in Budapest, and 67% and 69% higher than in the base period of 2021, respectively. The real rent index was 14% higher nationally and 16% higher in the capital than in the 2021 base year. Compared to the previous month, real rents increased by 1.0% both nationally and in Budapest. On an annual basis, national real rents exceeded the indicator of the corresponding period of the previous year by 2.9%, while in Budapest the increase was 3.0%.

In the inner and transitional districts of Pest and in the hilly districts of Buda, rental fees rose at a rate above the Budapest average, while in the other districts of Buda and in the outer districts of Pest the increase was below average. The largest rise occurred in the hilly districts of Buda (2.6%) in the first month of the year. The annual growth rate of rents was the lowest in the transitional districts of Pest (4.2%) and the highest in the outer districts of Pest (8.7%). In the remaining district groups, the annual increase in rents was close to the Budapest average (5.1%).

In January 2026, the vast majority (94%) of the advertisements observed concerned flats in multi-dwelling buildings, while 5.9% advertised detached houses. In Budapest, only 2.2% of dwellings for rent were detached houses. Forty-four percent of advertisements came from private individuals, and this proportion was 42% in the capital city.
