In July 2025, rents rose further: nationally by 1.4% and in Budapest by 1.3% in one month. Rental fees for homes were 6.9% higher nationally and 6.6% higher in Budapest than a year earlier, and 126% and 115% higher than in the base period of 2015, respectively. The real rent index was 31% higher nationally and 24% higher in Budapest than the 2015 base year. Compared to the previous month, real rents rose by 1.0% nationally and 0.9% in Budapest.

In Budapest, with the exception of the outer districts of Pest, rents of dwellings to let increased in all district groups. Compared to the previous month, the increase in rents accelerated to 3.8% in the hilly districts of Buda, while in the other district categories it was between 1.6% and 1.7%. The annual increase in rents exceeded 10% in the Buda hilly districts due to the higher inflation in July, while in most district groups it was around the Budapest average (6.6-7.2%). Only in the ‘other districts’ of Buda was the increase in rents more moderate, at 3.8% since the same period last year.

In July 2025, the vast majority (93%) of the advertisements observed concerned flats in multi-dwelling buildings, with the remaining approximately 7% detached houses. In Budapest, only 2.8% of the dwellings for rent were detached houses. 45% of advertisements came from private individuals, and this ratio was the same in the capital as it was nationwide.
