In May 2025, rents of dwellings to let increased by 0.8% nationally and fell by 0.2% in Budapest compared to the previous month. May rents were 7.9% higher nationally and 7.0% higher in Budapest than a year earlier, and 120% and 109% higher than in the base period of 2015, respectively. The real rent index was 28% higher nationally and 22% higher in Budapest than the 2015 base year.

The slight fall in rents in Budapest of 0.2% was driven by changes in the opposite direction. On the Pest side, asking rents rose by 0.5-0.6%, while in Buda they fell by between 0.8-1.4% in May. The year-on-year increase in rents was largest in the outer districts of Pest (9.7%) and smallest in the “other districts” of Buda (4.8%), with the other categories roughly in line with the capital average (7.0%).

In May 2025, the vast majority (93%) of the advertisements observed concerned flats in multi-dwelling buildings, with the remaining approximately 7% detached houses. In Budapest, only 2.5% of the dwellings for rent were detached houses. 43% of the advertisements taken into account nationally and 42% in the capital came from private individuals.
